Job Title:  MAINTENANCE WORKER   
SCHEDULE: FLEXIBLE SCHEDULE CAN BE 7:00AM-3:30PM, 8:00AM-4:00PM, 9:00AM-5:00PM MONDAY- FRIDAY
FULL TIME  40 HOURS OR PART 32 HOURS A WEEK (FLEXIBLE)
PAYRATE: $17-$20/HR BOE
LOCATION: SAUGERTIES, NY


Summary:    
Performs routine and preventative maintenance and repair procedures of the building and grounds.

Essential Duties and Responsibilities: 
•    Maintains an understanding of how the physical plant within the context of staff and resident needs and preferences.  With the approval of the Executive Director/Administrator or his/her designee develops and implements a plan for the safe, attractive, clean, and economical functioning of the building and its systems.
•    Performs minor and major repair of all buildings and equipment within capabilities. (Major repairs are performed with approval of the Executive Director/Administrator or his/her designee. It is understood that major repairs may need to be contracted out.)
•    Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis: inspects belts, checks fluid levels, replaces filters, repairs or replaces broken parts, etc.  
•    Replaces broken windows, repairs doors and door locks, installs window blinds, door bells, etc.
•    Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures. 
•    May operate a computer which controls and monitors alarm systems. 
•    Performs minor electrical and plumbing tasks as needed.
•    May repair electrical locks and control panels to maintain building security.
•    Responds to emergency maintenance requests as required. 
•    Assists with the renovation/remodeling of building; repairs plaster and drywall; paints building structures. 
•    Maintains records of scheduled maintenance procedures.  
•    Performs outside custodial duties such as snow removal and yard maintenance.  
•    May obtain estimates for supplies, repair parts; orders parts as needed. Purchase maintenance supplies, tools, parts, etc. with authorization by the Executive Director/Administrator or his/her designee.
•    And any other duties as assigned.

Qualifications:
to perform this job successfully, an individual must be able to perform each essential function satisfactorily. The employee must exhibit a professional and respectful manner, conservative appropriate dress, and excellent personal hygiene are essential. You must undergo a criminal back ground check. 
•    You will be required to take a First Aid class and keep it current. 
•     If you drive for our facility, you must have a current and clean NYS driver’s license.
•    You are required annually to do a health reassessment.
•    Attend monthly staff meetings.
•    Attend in-service trainings as well as external trainings as directed

Education Requirement:
High School or greater.  Certificates welcomed.

Language Skills:  
You must be able to communicate clearly and cordially with all residents, residents’ families, vendors, and outside health and service providers as well as with all other staff. You must be able to understand verbal and written instructions as well as possess the ability to write notes in English.
Reasoning Ability:
You should be able to apply common sense understanding to carry out verbal and written instructions.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to stand for long periods of time, walk, use hands to finger, handle or feel; reach with hands and arms; climb and balance; stoop, kneel, crouch, or crawl, carry objects without dropping them, talk, and hear. The employee is occasionally required to sit. The employee must be able to lift and/ or move more than 50lbs.
Work Environment:
While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is exposed to wet and/or humid conditions and hot and cold environments, high precarious places, fumes or airborne particles; sharp utensils, toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration.
